NOVA Real Estate Community Info & Links

I have created the NOVA Community Info & Links pages listed at right as a service to residents and potential buyers and sellers of real estate in Northern Virginia. Purchasing a home is one of the biggest decisions we make in life ... and hopefully that decision will be made easier and more productive with the information and links on the Community Links pages. I have attempted to include links of local interest from both a postal address perspective and in many cases down to an individual community or residential complex.

I hyperlink these Community Links pages to the Custom Virtual tours I create when selling my client's homes and real estate. Feel free to link to the individual pages or photographs but I would request that you respect my Copyright claims to the photographs, graphics, custom content, links and original copy contained herein.

If you have a website that you would like to be included on any of the Community Links pages, please email me at and I will be glad to consider any and all relevant link suggestions.

Enjoy!  JT

Thinking about selling your home?

I develop a personally tailored marketing plan for every listing to include: attractive multi-page Listing Brochure, detailed property info sheets with selling points targeted to buyers and an on-line Property Home Page with "Virtual Open-House." and a Community Links Page.

Take a look at my recent "On-Line" home marketing efforts, which are tied into and augmented by conventional real estate marketing strategies: 12280 United Park Way; 8132 Madrillon Ct.6168 Stonepath Cir.; and 4525 LaSalle Ave.

I don't list homes, I sell them!

This is the Samson website with resources, links and information about Northern VA Real Estate. A companion site
to this website is the NOVA Real Estate Blog. I am a member of the National Association of REALTORS, Virginia Association of
REALTORS and the Northern Virginia Association of REALTORS. I am a licensed real estate agent throughout the Commonwealth of Virginia. I was originally licensed as a real estate agent in 1990 and went to work with Samson Associates in Oakton VA. In 2002 I hung
my license with Brookside Realty Group in Chantilly VA. Since the fall of 2005 I have been with Samson Realty LLC in

Moving to Northern Virginia? Being part of the Greater Washington DC National Capitol Area offers numerous fringe benefits to the Northern VA lifestyle. Public Schools throughout Northern VA are very highly regarded and well funded. Fairfax County Public Schools and Loudoun County Public Schools are ranked among America's best with outstanding SAT and SOL scores. Home prices in Northern Virginia are relatively high and relocation expenses and housing costs can be more than expected for the newcomer, corporate relocation or government transferee. It is advisable for homebuyers to secure the skills of an experienced Northern VA real estate agent or REALTOR to assist in their relocation housing search and needs.

For Home Buyers, I will provide Virginia housing information upon request including property data and MLS Listings on VA
homes for sale including new housing developments and residential resale properties. Virginia homes for sale including single family, townhomes and condominium communities near Washington DC, inside the beltway, in the Northern VA suburban neighborhoods or in the outlying rural communities.

Builders typically require that you register your Buyer Agent on the first visit to the new home community. John is a new home construction expert and has completed specialized education and training to represent home buyers in the purchase of new homes. Northern Virginia New Construction Housing Markets Served: Alexandria, Annandale, Arlington, Aldie, Ashburn, Brambleton,
Bristow, Burke, Centreville, Chantilly, Clifton, Dale City, Dulles, Fairfax, Fairfax City, Falls Church, Gainesville, Great Falls, Hamilton, Haymarket, Herndon, Kirkpatrick Farms, Lakeridge, Leesburg, Lorton, Manassas, McLean, Middleburg, Montclair, Mt. Vernon, Oakton, Occoquan, Potomac Falls, Purcellville, Quantico, Reston, Round Hill, South Riding, Springfield, Sterling, Stone Ridge, Vienna, and Woodbridge.

Find a new home: In addition to substantial local new construction housing knowledge, I utilize the Northern Virginia MLS & MRIS listings to search for new houses, evaluate current home values and negotiate building contracts for new home buyers of single family homes, town homes and condominiums. Fairfax County new homes, Loudoun County new homes, Fauquier County new homes and Prince William County new homes are typically listed in the MLS and available for searching as New Home Listings. Loudoun County and Prince William County are the fastest growing real estate markets in Northern Virginia and also among the fastest growing communities in the USA.

Northern VA has a wide variety of real estate to choose from with condos, coops, duplexes, high rise, mid rise, garden style, town houses, row houses, detached homes, patio homes, executive estates, equestrian estates, mcmansions, farmettes and working farms. With most of the inside the beltway properties built prior to 1970 we have traditional colonials, salt boxes, ramblers, ranchers, split levels, split foyers and cape cods closer-in to Washington DC. The further out you explore for your new home the more modern the architectural designs, styles and floor plans and (typically) the newer the real estate properties.

Whenever you consider a real estate sale or real estate purchase you should familiarize yourself with the local real estate market. Of course you should be able to count on an experience real estate professional for advice and market trends. Are we in a Buyer's Market or a Seller's Market? What about the real estate boom of 2000-2005 or the Northern VA Real Estate Bubble that burst in 2006-2007? Does the market really matter? Are there always opportunities in every real estate market? As an experience real estate agent I would say "definitely YES!" As we are about to enter 2008, there is a lot of good real estate for sale in Northern Virginia including: residential homes for sale, new home construction, investment property and even some raw land and lots for sale. The residential resale homes market has been very stable in the more affluent Northern VA communities. Short Sales, Pre-Foreclosures and Foreclosures have been more concentrated in lower valued single family, town home and condo neighborhoods.

Unfortunately, there is not a lot of money in the rental real estate market. The time and effort helping a Landlord rent an
investment property or helping a tenant find a rental condo, rental townhouse or rental home is just not adequately rewarded
when time and effort are balanced against rental commissions. As a service to the public and to promote future business or
serve future clients I attempt to assist in a rental transaction per month. Homes for rent, Rent to own, Rent with Option to
Buy. Samson Realty has recently launched a property management division and I look forward to future assistance from within the Samson Realty Property Management Office.
