What
is Assessed Value?
The
tax assessor is responsible for the annual assessment of all real property. Virginia law requires that assessments be uniform and based on 100% of fair market value. For residential properties market value is indicated by valid sales transactions of similar properties.
In Fairfax County, the assessments are effective January 1 of each year, based on sales of similar properties during the preceding 12 to 18
months.
Assessed value can be a consideration in preparing a Comparative
Market Analysis (CMA) although the tax assessment process can be
flawed. In general, tax assessments are fair and accurate across the
board but when preparing a CMA the subject and comparable properties
require close scrutiny.
