and knowledge of how to get there. There are thousands upon thousands of
residential income properties in the US Northern VA real estate market
so the viability of Northern Virginia residential investment real estate
has been thoroughly studied and found very satisfactory by countless
real estate investors and real estate investment groups in the past.
I am a member of the National Association of REALTORS, Virginia
Association of REALTORS and the Northern Virginia Association of
REALTORS. I have been a multiple recipient of the Multi-Million Dollar
Sales Club and have qualified for the Top Producer Award for 2007. I am
a licensed real estate agent throughout the Commonwealth of Virginia. I
am a member of the MLS serving all of Northern VA which is called
Metropolitan Regional Information System or MRIS for short. I was
originally licensed as a real estate agent in 1990 and went to work with
Samson Associates in Oakton VA. In 2002, I hung my license with
Brookside Realty Group in Chantilly VA. Since the fall of 2005 I have
been with Samson Realty LLC in Chantilly VA.
Foreign direct investment in U.S. real estate increased sharply over the
last 10 years. The increase was due to a variety of factors, most
notably the globalization of the real estate industry. U.S. real estate
is attractive to foreign investors for a number of reasons including its
diversification, openness, size and selection. U.S. real estate is a
good hedge against inflation and generally has a high return on
investment. Foreign investors may wish to establish U.S. market presence
or increase their market holdings. Individual foreign investors from a
smaller countries, such as the Netherlands, Korea or Taiwan, may have
few options to invest internally within their native country. U.S. Real
estate is a safe investment in what otherwise can be a rocky
marketplace.
Although home sales are slowing in some U.S. cities and some economists
are predicting slower appreciation, now is the perfect time to buy
American residential real estate. Eventually the U.S. dollar will likely
strengthen, causing the value of U.S. real estate holdings to appreciate
when converted back into foreign currencies. Additional profits may be
gained from favorable exchange-rates. U.S. real estate appreciation will
continue to out pace returns in many Asian, European and Middle Eastern
markets where high taxes on real estate profits discourage local real
estate investment. In the versatile Washington DC real market we are
experiencing a boom in world-wide investment. Low interest rates and an
increasing flow of foreign capital have allowed investment to be
funneled into the lucrative Northern Virginia real estate market.
Investment in North American real estate is among the safest places to
speculate world-wide. Many countries that used to have restrictions on
foreign investment have begun to deregulate foreign exchange
transactions and allow more overseas real estate investing. Limits on
purchases of overseas residential real estate have been reduced or
lifted. Demand has been growing rapidly for information about overseas
real estate and the Virginia market with a strong local high-technology
economy and close proximity to the economic engine of the Federal
Government in Washington DC is very desirable for foreign real estate
investors and investment groups. |

Real Estate Investment is
the best tool for the greatest financial results and a time tested
avenue to create wealth. Numerous investors have leveraged VA USA
investment property into the purchase of additional real estate
holdings. Buying real property is a prerequisite to having a balanced
and diversified investment portfolio. Real Estate investment properties
are an asset that you can see and touch. Despite expected cycles of up
and down property values, compared to the nation as a whole there have
been extraordinary long term gains in property values and investor
equity in the Washington DC Metro Area residential housing market.
Real estate investment strategies. Whenever you consider a U.S.
investment real estate purchase you should familiarize yourself with the
local real estate market. Of course you should be able to count on an
experience real estate professional for investment advice and market
trends. Are we in a Buyer's Market or a Seller's Market? What about the
real estate boom of 2000-2005 or the Northern VA Real Estate Bubble that
burst in 2006-2007? Does the market really matter? Are there always
opportunities in every real estate market? As an experienced real estate
agent I would say "definitely YES!" Investment property for sale. As an
Internet real estate expert I am able to easily assist out of town,
foreign and international investors in the identification, evaluation
and purchase of Virginia USA income producing residential real estate. I

For Foreign Investor Buyer clients I offer Cash Back Rebates if approved
by your lender and itemized on the HUD 1 at settlement. If you do not
require a mortgage and are purchasing USA real estate with cash, your
cash rebate will be offered at settlement. Northern VA has a wide
variety of investment real estate to choose from with flats,
condominiums, town homes, and single family detached homes. For
investors we have both fee simple town homes and condominium townhomes.
Condos are available in garden style, mid-rise and high-rise. With most
of the inside the beltway Northern VA properties built prior to 1970 we
have traditional single family ramblers, ranchers, cape cods and salt
box colonials, closer-in to Washington DC. The further out you consider
your residential investment home the more modern the architectural
styles and generally the newer the properties. Investment purchase costs
typically decline as you get further from the urban center but suburban
income property monthly rental rates are lesser too.
Overseas investing in VA real estate. Inside the beltway and in higher
density urban areas we have considerable investment property that is
close to business centers or within reasonable-to-good commuting time
and distance to Washington DC. Income property near the subway system
(Metro) is also highly coveted by many investors and investment pool
groups. Suburban residential neighborhoods offer a variety of investment
potential and a wide variety of properties. There are residential income
properties in limited supply with the following amenities: golf course
investment, lake front investment, waterfront investment. In the past
decade there has been a number of active adult and retirement
communities built with rising popularity, limited supply and should be
considered for a diversified residential real estate investment
portfolio.
As we enter 2008, there is a lot of quality real estate with foreign
investment potential for sale in Northern Virginia including:
residential resale homes for sale, new home construction with attractive
builder incentives, traditional multi-unit dwelling investment
properties and even some raw land and lots for sale. The residential
resale homes market has been very stable in the more affluent Northern
VA USA communities. Short Sales, Pre-Foreclosures and Foreclosures have
been more concentrated in lower assess valued single family, town home
and condo neighborhoods.
Residential Property Management for local and foreign investors. As a
service to investors and to serve clients I assist in rental
transactions to find qualified tenants for real estate investors. Samson
